I am in a townhome. I own it. No mortgage. It's just me and my wife. It's my retirement home. My days of fixing external things outside my house are over. No more gutter cleaning and roof repairs ever. My HOA Fees cover all external maintenance and insurance, including the roof. We also have a community pool. I couldn't care less about the fact that my door has to be a certain color and style. I did the single family home thing twice before where I was repairing EVERYTHING and going broke doing it. This works for me now.

Question (that probably won't get answered a year after upload but I'm trying anyway) how do we get in good with the listing agent when our buyers agent is the only one who speaks to him/her. Also, isn't the listing price already higher than what they are willing to take? Like a car sticker price?

I did my own home inspection, by taking photos of the furnace, window frames, roof, basement, kitchen, wiring, and pipes, and showing them to contractors. From the photos alone, the house needed $100,000 worth of work. They could tell that no improvements had been done in over 30 years. The house would've been a money pit.

I see properties that have been on the market for three years with no buyer, and they still won't take an offer. Or the property is in terrible condition and needs $100,000 worth of work. Or the interior is old and out of style. But the seller thinks they can hold out forever.

Can I gift the maximum amount for that tax year to a friend for their life span?

Why would my real estate agent tell me not to fix a sink with low water pressure, not replace a broken dishwasher or paint when I asked if I should make some improvements? She hasn’t given me any prep directions to sell my house. I’m wondering if it’s because she senses I’m a type A personality but I’m baffled as to why no advice. Those are not HOA fees going up those are salaries for management companies who get raises. You home is at the mercy of these creeps. And your family is just as any other family who is getting over. Inflated rent increases.

I dont agree with the comment on renters. I think renters get a bad name. I am a renters, not because I cannot afford to purchase, but because I have t found anywhere on this planet that I want to purchase yet. I like to be mobile and I travel a lot for my job. Nevertheless, saying that renters do not keep up the property or care for their home the same as if they owned it, is a horrible stereotype. We need to change that narrative. Not everyone wants to own property. Some people are happy with renting. And with the price of rent nowadays, many renters have a higher liquid net worth, meaning actual cash to spend , than some owners . 🤷🏾‍♀️

Another tip. Move into a solid concrete building, it's way more sound proof and won't go up in flames as well as resistent to rot and rust and keeps people safe from natural disasters. Wood frame no good.
